Southwest Northbrook, West of Pfingsten

What it is

Southwest Northbrook is the corner between Techny Road and Willow Road, west of Pfingsten. The streets are short and curved, and the houses are 1970s for the most part with 1960s, 1980s and 1990s mixed in. They are big: this is the area with the largest houses in the middle of the range.

No townhome or condo sales were recorded here this year. Mission Hills, the condo and townhome community around the golf course east of Sanders and north of Willow, has Northbrook addresses but sits in unincorporated Northfield Township, so its sales are not in Village records or on this page.

Streets you will see in the table: Lake Knoll Drive, Kayjay Drive, White Oak Drive, Scotch Pine Lane, Cornflower Trail, Oxford Lane, Oliver Lane, Donovan Glen Court, Clover Road and Highland Road.

What sold, and for how much

17 houses sold here between July 2025 and June 2026, from $332,000 to $2,585,000. The middle half sold between $730,000 and $1,440,000, and the median was $975,000. The prior period, August 2024 to June 2025, came in at $901,000. The largest group of houses that sold was built in the 1970s (8 of the 16 with a year on record), with 1990s and 1960s houses mixed in. The middle half of them had 2,595 to 3,936 square feet, and 15 of the 16 with a bedroom count had four bedrooms or more. At the median a house went for about $297 a square foot.

The top sale was $2,585,000 on Highland Road in April 2026, a house the county has no year built on yet, which usually means a new build.

The houses here are alike enough that the sales on your own street say more than any town-wide number. Only one likely new build sold here this year (the $2,585,000 sale on Highland Road has no year on record yet), so rebuilding is the exception here; a kept-up house is what sells. What is nearby

• Field Middle School. 2055 Landwehr Road, District 31's middle school, inside the area.
• Winkelman Elementary. 1919 Landwehr Road, just over the Glenview line.
• The parks. Techny Prairie Park is east on Techny Road. Wood Oaks Green and its sled hill are north on Sanders.
• Getting out. The Tri-State at Willow Road, and the Edens at Willow.

Schools, by address

District 31 for most of the area: Winkelman (PK to 5), then Field (6 to 8), then Glenbrook North. The blocks toward Pfingsten are District 30: Wescott, then Maple, then Glenbrook North.

Of the 17 homes that sold here in the last 12 months, county records put 12 in District 31 and 5 in District 30. All of them feed Glenbrook North. County records list the district for every parcel, so ask us about any address and we will send it.

The Techny Drain is one of the three problem areas named in the Village's stormwater plan. Along Techny Road, ask for the seller's flood disclosure and check the sump pump and sewer setup.
