What Is a 2-Flat?

A 2-flat is a Chicago building with two full apartments, one stacked on top of the other. Each one has its own front door, its own kitchen, and its own bathroom. If you grew up somewhere else, you would probably call it a duplex. Chicago gave it a name of its own because we built tens of thousands of them, most in brick, in the early 1900s.

The same idea comes in bigger sizes. A 3-flat has three apartments. A 4-flat has four. As a group, people call them 2 to 4 unit buildings, and they are all over the city, on quiet side streets, next to schools, a block from the train.

Why buyers care

Here is the part that makes a 2-flat different from a house. You can live in one apartment and rent out the other. Your tenant pays you rent every month, and that rent covers a big piece of your mortgage. You end up living in your own building for far less than you would pay to rent the same space, and you own something the whole time.

It works like a 401K employer match. Every month, money that did not come out of your paycheck goes toward paying off your building.

What about a newer building?

Buyers ask this constantly, and the answer usually flips them. A 100 year old 2-flat has not sat untouched for 100 years. The wiring has been redone. The roof has been replaced, probably twice. So has the furnace, the water heater, the windows, and the pipes. Everything that wears out has already been replaced with something modern, and the inspection tells you exactly what and when.

Now look at a building from 1980. It is 46 years old. Its roof is aging too. So is its wiring. And it went up with thinner materials on a tighter budget than these brick buildings did. What you cannot add to a building later is the part the old ones already have: solid brick, plaster walls, and rooms at a size nobody builds anymore.

Nobody is building new ones, either. Brick and labor cost far more today than a new 2-flat could sell for. So the city has the supply it has, and a few disappear every year when somebody turns one back into a single family home. Newer is not the same as better, and there is a fixed number of these.

What a 2-flat costs

Price depends on the neighborhood more than anything else. The same brick building can cost a few hundred thousand dollars in one part of the city and over a million in another. That is not a problem. It is a choice, and it means there is a 2-flat for almost every budget. Across the whole city, the middle sale price for a true two apartment building over the last 12 months was about $450,000, based on 2,429 recorded sales in Cook County records through July 2026.

You do not need a huge pile of cash, either. A conventional loan can buy a 2 to 4 unit building you live in with 5% down. On a 2-flat, an FHA loan can go as low as 3.5% down.

What owning one is actually like

When you buy a 2-flat, you become a landlord. You pick who lives downstairs, and you take the call when the sink leaks. Most owners say the first year teaches them the whole job, and that living twenty feet from your rental is the easiest way there is to learn it.
