Short answer: yes, for a lot of people it is the smartest first building you can buy. Here is why, in plain numbers and plain words.
A 2-flat is one building with two full apartments, one on top of the other. Most of America calls it a duplex. When you buy one, you buy two rents on one lot, with one roof, one tax bill, and one mortgage.
Live in one unit and rent the other, and your tenant pays a big part of your mortgage every month. Rent both out, and the building works for you while you live somewhere else. Either way, you are not carrying the whole payment alone. That is the core of the deal, and it is why so many first buildings in Chicago are 2-flats.
Most Chicago 2-flats went up about a hundred years ago, when land, brick, and labor were cheap. Nobody builds them today, because building one new would cost more than you can buy one for. So the supply is fixed, the demand is not, and you get to own a building that could not be built again at the price you paid.
Part of each mortgage payment pays down what you owe. When rent covers that payment, your tenant is handing you that piece. It works like a 401K employer match. Money lands on your side of the table every month just because you own the building and kept it rented.
Live in one of the units and you can put 5% down with a normal conventional loan, on buildings up to four units. On a $600,000 2-flat, that is $30,000 down. FHA can go to 3.5% down on a 2-flat if that fits you better. You do not need to be rich. You need to be ready.
That part is real. Boilers break, tenants move, porches need paint. It is a part time job that pays very well, but it is not free money, and the numbers only work when you buy the right building at the right price. That part is learnable, and it is exactly what we teach.
