House hacking is a simple idea. You buy a small building instead of a condo or a house. You live in one unit. You rent out the rest. Your tenants' rent pays most of your mortgage. Sometimes it pays all of it.
In most of the country, house hacking means hunting for a rare duplex. In Chicago it means a 2-flat. That is our name for the brick two-unit building you see on block after block here. One unit sits on top of the other. Each has its own door, kitchen, and bath. We have 3-flats and 4-unit buildings too.
These buildings were built a hundred years ago for exactly this. The owner lived in one unit and rented the other. House hacking is not a new trick in Chicago. It is what these buildings were made to do.
Here is how the money works. Say you buy a $600,000 2-flat and live upstairs. The downstairs tenant pays you rent every month. That rent covers a big piece of your mortgage payment. Your own cost to live there can land below what you pay in rent today, and you own the building.
There is a second win, and it is the one most people miss. Part of every mortgage payment pays down your loan. When rent is covering the payment, your tenant is buying the building for you, month after month. It works like a 401K employer match. Your balance grows with money that never came out of your paycheck.
Now the down payment, because this is where most people count themselves out too soon. You do not need 20% down. If you live in one of the units, a normal bank loan lets you buy a building with up to 4 units for 5% down. On that $600,000 2-flat, 5% is $30,000. FHA, a government-backed loan, can go as low as 3.5% down on a 2-flat. On 3 and 4 unit buildings, FHA adds a rent test that most buildings fail, so buyers there use the 5% loan instead.

House hacking makes you a landlord. You pick who lives downstairs, and you take the call when the sink leaks. Most owners say the first year teaches them the whole job, and living twenty feet from your rental is the easiest way there is to learn it.
