How Much Does a 2-Flat Cost in Chicago?

A 2-flat is Chicago's version of a duplex. One building, two full apartments, one on top of the other, one owner. Most of the country calls it a duplex. Chicago built tens of thousands of them, and they still line block after block across the city.

So what does one cost? Most answers online are listing feeds or guesses. Here is the real answer, from recorded sales.

Over the last year, the typical Chicago 2-flat sold for about $450,000. That comes from 2,429 recorded sales of buildings with exactly two apartments, filed with Cook County through July 2026. Half of those sales landed between about $295,000 and $670,000. A year earlier, the typical sale was $420,000. Prices are up about 7% in a year.

But the citywide number is not the one that matters for you. The spread is.

On big parts of the South Side, the typical 2-flat sold for $270,000 to $305,000. On the West Side, about $450,000. On the Northwest Side, about $575,000. Along the North Side lakefront, about $950,000. Around Lincoln Park and Near North, most sales top $1 million.

Same kind of building. The difference is the block it sits on. Everybody fights over a handful of neighborhoods. Chicago has 77, and a 2-flat works the same way in all of them: you live in one apartment, and the rent from the other pays part of your mortgage. A $300,000 2-flat on the South Side does that job just like a $900,000 one near the lakefront. You pick the price point. The math travels with you.

Why the huge range? Chicago mostly stopped building 2-flats generations ago. Most of them went up before 1930, and building one today would cost more than most of them sell for. So nobody adds new ones. The supply is what it is, and each building's price follows its neighborhood.

One thing to know about prices you see elsewhere: most sites blend 2-flats with 3-flats, bigger buildings, or asking prices. Our numbers count only buildings with exactly two apartments, and only sales that actually closed. When you compare a listing to these numbers, you are comparing it to the real market.
