Northbrook North of Dundee, Sanders to Waukegan

What it is

North of Dundee Road, Charlemagne is the name most people know. It was built from 1968 to 1985, north of Dundee and west of Pfingsten, with a community pool, tennis courts and lake access, and its streets carry French names. Greenwood Road and Sunset Lane run north toward Lake Cook Road.

The 1940s and 1950s houses that sold this year were in the western half, on Sanders Road, Sunset Lane and Harbor Lane, and toward Sanders Road the townhome circles take over. The Villas of Northbrook, duplexes and townhomes from the early 2000s, sit east of Pfingsten. This is the area with the most townhome sales in town.

What sold, and for how much

32 houses sold here between July 2025 and June 2026, from $300,000 to $1,775,000. The middle half sold between $655,000 and $960,000, and the median was $902,500. The prior period, August 2024 to June 2025, came in at $866,500. The largest group of houses that sold was built in the 1970s (8 of the 32 with a year on record), with 1960s and 1950s houses mixed in. The middle half of them had 1,854 to 3,288 square feet, and 22 of the 32 with a bedroom count had four bedrooms or more. At the median a house went for about $315 a square foot.

The top sale was $1,775,000, a 2005 house on Greenwood Road with 5,680 square feet, in May 2026.

Townhomes and condos: 16 townhomes sold, $412,000 to $750,000, median $622,500; three condo sales.

No house built in 2016 or later sold here this year, so rebuilding is the exception here; a kept-up house is what sells. What is nearby

• Heritage Oaks Golf Club. 3535 Dundee Road: 27 holes, a TrackMan practice range and the Acorn Grill, rebuilt for $12.5 million and reopened in 2021.
• Lake Cook Road Metra. The second Northbrook station, at the north edge of the area, one stop past downtown on the Milwaukee District North line.
• Northbrook Court and Mariano's. Just across Waukegan Road at the east end.
• Charlemagne's own pool and courts. The subdivision has a community pool, tennis courts and lake access.

Schools, by address

District 27 for most of the area: Hickory Point (PK to 2), Shabonee (3 to 5), then Wood Oaks Junior High. District 28 nearer Waukegan Road: Greenbriar, Meadowbrook or Westmoor, then Northbrook Junior High. Every address goes on to Glenbrook North.
