South Northbrook, East of Pfingsten

What it is

The south side of town runs from Techny Road to Willow Road. Glenbrook North sits in it, at 2300 Shermer Road, and so does Techny Prairie Park. The houses are mostly 1970s, with 1960s and 1990s blocks, and they run big; the largest sale of the year in Northbrook, a 10,000 square foot house on Greenview Road, was here.

Most of the condos and townhomes are along Willow Road at the south edge; the Washington Drive condos are up by Techny Road. The Valencia Drive buildings are among the least expensive homes in Northbrook, and the Washington Drive, Salceda Drive and Cobblewood Drive condos sell for a good deal more.

What sold, and for how much

23 houses sold here between July 2025 and June 2026, from $425,000 to $2,832,000. The middle half sold between $600,000 and $1,220,000, and the median was $850,000. The prior period, August 2024 to June 2025, came in at $810,000. The largest group of houses that sold was built in the 1970s (10 of the 23 with a year on record), with 1990s and 1960s houses mixed in. The middle half of them had 2,355 to 3,271 square feet, and 21 of the 23 with a bedroom count had four bedrooms or more. At the median a house went for about $309 a square foot.

The top sale was $2,832,000, a 1998 house on Greenview Road with 10,179 square feet, in August 2025.

Townhomes and condos: six townhomes sold, $470,000 to $1,000,000, median $558,000; 26 condos sold, $185,000 to $950,000, median $497,500.

On Valencia Drive, ten condos sold for $185,000 to $290,000. On Washington Drive, five condos sold for $695,000 to $950,000. The spread is the building. What is nearby

• Techny Prairie Park and Fields. 1700 Techny Road: 113 acres, ball fields, batting cages, fishing, a sled hill and 2.4 miles of paths. As of September 2026 a renovation was in planning, with a $600,000 state grant announced in January 2026.
• Techny Prairie Activity Center. Next to the park: a net zero energy fitness building with an indoor track and a gym.
• Anetsberger. The Park District's nine-hole par 3 course, next to Techny Prairie Park.
• Glenbrook North and Maple School. The high school at 2300 Shermer Road, and District 30's middle school farther down Shermer.
• Willow Festival. The shopping center at Willow Road and the Edens, just past the southeast corner of the area.

Schools, by address

District 30 for most of the area: Wescott (K to 5), then Maple (6 to 8), then Glenbrook North. A corner near Waukegan Road is District 28. A few streets on the Northfield line, Royal Ridge among them, are Sunset Ridge District 29 and go on to New Trier.

Of the 55 homes that sold here in the last 12 months, county records put 44 in District 30, 6 in District 28 and 5 in Sunset Ridge District 29. The Techny Drain is one of the three problem areas named in the Village's stormwater plan. Along Techny Road, ask for the seller's flood disclosure and look for an overhead sewer and a battery backup on the sump pump.
