That is why the range here is so wide this year: a 1954 house on Whitfield Road sold for $203,000 in October 2025, and the two houses built since 2016 that sold went for $1,705,000 and $1,790,000.

There are no townhomes or condos in the sales here. It is a house area, and a rebuilding one.

What sold, and for how much

37 houses sold here between July 2025 and June 2026, from $203,000 to $2,215,000. The middle half sold between $488,430 and $1,350,000, and the median was $565,000. The prior period, August 2024 to June 2025, came in at $647,000. Most of the houses that sold were built in the 1950s (19 of the 37 with a year on record), with 1960s and 1990s houses mixed in. The middle half of them had 1,227 to 3,410 square feet, and 15 of the 37 with a bedroom count had four bedrooms or more. At the median a house went for about $401 a square foot.

The top sale was $2,215,000, a 1957 house on Sunset Court with 5,167 square feet, in October 2025.

If you own a small house from before 1965 here, the first question is whether a builder or a buyer will pay more for it. This year twelve of the 37 houses that sold were small houses from before 1965 that went for under $500,000, which is lot money. The houses built between 1945 and 1979 that were kept sold for $550,000 to $1,200,000 (middle half, median $785,000). The two new houses (built 2016 or later) went for $1,705,000 to $1,790,000. • The forest preserves. Somme Woods, 269 acres of Cook County forest preserve along Dundee Road east of Waukegan, with Somme Prairie Grove beside it. The North Branch Trail runs along this side of town toward the Chicago Botanic Garden, and the Skokie Lagoons are a short ride down the trail.
• Meadowhill Park. Just across Waukegan Road on Maple Avenue: the Aquatic Center and the velodrome, with Northbrook Junior High next to it.
• Downtown. The train, the Village Green and Sunset Foods are all a few blocks west of Waukegan Road.
• The Edens. At the east edge, with exits at Dundee and Tower Road.

Most of the area is District 28: Meadowbrook or Greenbriar, Northbrook Junior High, then Glenbrook North. The Sunset Ridge District 29 pocket, about 360 Northbrook parcels along the Northfield line, reaches into this area around Country Club Lane, Sunset Court, Midfield Road, Summerfield Road and Killarney Lane: Middlefork (K to 3), Sunset Ridge (4 to 8), then New Trier.
