What it is

West Northbrook was built mostly in the 1970s, with 1960s and 1980s houses mixed in and a few 2000s and 2010s builds. The typical house has four bedrooms, and there are few small houses: the least expensive house sold here this year went for $550,000.

Off Landwehr Road, the Courts of Northbrook are a 1970s community of townhomes, condos and single-family courts. They are the reason this area has townhome and condo sales at all, and they sell in a range that overlaps the smaller houses.

Streets you will see in the table: Yorkshire Lane, Rutgers Lane, Hemlock Knoll Terrace, Radcliffe Drive, Timbers Edge Lane, Downing Street, Russett Lane, Pebble Beach Road and Lakeside Avenue; the Courts of Northbrook off Landwehr, with names like Court of Harborside and Court of Island Point.

What sold, and for how much

40 houses sold here between July 2025 and June 2026, from $550,000 to $1,925,000. The middle half sold between $775,000 and $1,110,000, and the median was $875,000. The prior period, August 2024 to June 2025, came in at $835,000. The largest group of houses that sold was built in the 1970s (18 of the 40 with a year on record), with 1960s and 1980s houses mixed in. The middle half of them had 2,327 to 3,422 square feet, and 36 of the 40 with a bedroom count had four bedrooms or more. At the median a house went for about $339 a square foot.

The top sale was $1,925,000, a 2009 house on Lakeside Avenue with 3,980 square feet, in July 2025.

Townhomes and condos: seven townhomes sold, $560,000 to $825,000, median $735,000; seven condos sold, $325,000 to $500,000, median $402,500.

The houses here are alike enough that the sales on your own street say more than any town-wide number. Only one house built in 2016 or later sold here this year ($1,065,000), so rebuilding is the exception here; a kept-up house is what sells. • Wood Oaks Green Park. 1150 Sanders Road: 56 acres, the sled hill built in 1979 from excavated clay, eight tennis courts, four pickleball courts, Lake Shermerville for fishing, and a 1.25 mile walking loop.
• Wood Oaks Junior High. Next to the park at 1250 Sanders Road, the District 27 middle school.
• Northbrook Theatre. 3323 Walters Avenue, the Park District's theatre, with professional productions and a youth program.
• Getting out. The Tri-State is a few minutes west at Lake Cook or Willow. Downtown and the train are about two miles east on Walters or Dundee.
