Chicago · House hacking
House hacking means buying a small building, a 2-flat, 3-flat, or 4-flat, living in one apartment, and letting rent from the others pay most of your mortgage. Most of the country calls the two unit kind a duplex. The best neighborhood for it is not the one with the famous name. It is the one where the numbers work for what you want.
Everybody fights over the same four neighborhoods. Chicago has seventy seven. Here is where we would start looking right now, with real sale prices from recorded sales, not listing feeds.
1. Bridgeport. The middle sale price for a two unit building was $502,500 over the twelve months ending May 2026, on 54 sales. Ten minutes from the Loop. Close to downtown, with two-flat prices that leave room for the rent to do real work.
2. Belmont Cragin. Two-flats near $480,000, and the middle half of sales ran $390,000 to $549,000. This is the Northwest Side's biggest supply of plain, solid two-flats. More buildings trading means more chances at a good one.
3. McKinley Park. The neighborhood we point to when someone says nothing affordable is left near the Loop. The typical two-flat here sold for $420,000 over the twelve months ending May 2026, the lowest on this list, and the Orange Line runs straight downtown.
4. Portage Park. Two-flats near $572,500. A 36 acre park, an Olympic pool, and block after block of brick two-flats.
5. Avondale. Two-flats near $649,500. The highest price on this list, and the most heat. It sits right next to Logan Square and costs less, which is exactly why buyers who missed Logan Square ten years ago are looking here now.
What makes a neighborhood good for house hacking? Three things, and you can check all three yourself. First, the price of the building next to the rent the other apartment brings in. Second, how many small buildings actually sell there each year, because you cannot buy what never comes up for sale. Third, whether people want to rent there, which ten minutes on any listing site will tell you.
Notice what is not on this list: a citywide average. Even on this short list, the typical two-flat sold for $420,000 in McKinley Park and $649,500 in Avondale. That is more than $200,000 apart for the same kind of building. Picking the neighborhood is the real work, and it is the part that decides whether the rent covers the payment.
Every neighborhood above has its own page on this site with the full price history, and we keep a free deal analyzer you can run any building through. We will also show you how to run the numbers yourself, so you can spot the right block on your own.
If you want help matching a neighborhood to your budget, reach out. Bring a building or bring nothing. Most people who reach out are not sure where to start, and that is fine. You are closer than you think.
