Maywood has appreciated more than any suburb I measured. It also went down last year, and both of those belong in the same sentence.
Maywood sits directly west of Oak Park and River Forest, separated from two of the most expensive suburbs in the county by one street in places. It has a Metra Union Pacific West stop and the Eisenhower along its southern edge.
Loyola University Medical Center sits immediately west in Maywood's orbit and is one of the largest employers on the west side of the county, which supports a steady share of the rental base.
The county numbers are dramatic: the median 2-to-4 unit sale went from roughly $40,000 in 2013 to about $285,000 in 2025, up around 614%, or 17.8% a year. That is the steepest of any suburb in this batch.
Now the part that needs saying. The series peaked around $300,000 in 2024 and came back to $285,000 in 2025, and the sample is 50 sales at its thinnest. A 5% pullback on that sample is not necessarily a trend, but it is the only suburb in this batch where the most recent year is lower than the one before, and I would want to see 2026 before calling it noise.
What I would tell an investor: the proximity to Oak Park is real and the discount is enormous. The risk is that the discount reflects things that do not change quickly. Buy the specific block, verify condition, and do not underwrite another 600%.
