Forest Park

The town sits between Oak Park and Berwyn, small and dense, with Madison Street running through the middle as a genuinely walkable strip of bars, restaurants and small retail. That is rare for a suburb of this size and it is most of the appeal.

The Blue Line's Forest Park terminal is the western end of the line, which matters more than non-riders realize: boarding at a terminus means a seat for the whole trip downtown, every day.

County records put the median two unit sale at $450,000 over the twelve months ending May 2026, across 24 arms length sales, with the middle half between $390,000 and $500,000. On three year medians the figure ran $350,000 for 2019 through 2021 and $420,000 for 2023 through 2025. Forest Park has 799 parcels classed as 2-to-6 units, which is modest inventory.

On price it sits between its neighbors: Oak Park at $600,000, Berwyn at $430,000. That middle position is roughly what you would expect from the geography and it has held consistently through the series.

For a buyer, Forest Park is the compromise pick on the near west side and I mean that as a compliment. Cheaper than Oak Park, more walkable than Berwyn, and the terminus is a genuine amenity. The constraint is inventory, so patience is required.
