What people say about Ukrainian Village

Ukrainian Village has the housing stock. That is the short version, and for anyone buying a building rather than a unit, it is most of the argument.

The blocks between Division, Chicago, Damen, and Western hold the densest concentration of intact brick two-flats, three-flats, and workers' cottages left on the near northwest side. A lot of them are still owned by the families who bought them, or by the second generation of those families.

The churches are the landmarks, St. Nicholas and Holy Trinity, and the neighborhood is quieter than Wicker Park a few blocks north while being the same distance from the same train.

Who is buying here is mostly people priced out of Wicker Park, and people who wanted a Wicker Park building and could not find one that had not already been converted to condos. Ukrainian Village still has whole buildings changing hands intact, which is increasingly rare in West Town.

One thing I want to correct, because I see it repeated: the Vision II development at 1628 W Division is not in Ukrainian Village. It sits about four blocks east, between Ashland and Damen. I mention it anyway because that stretch of Division is where the buyers who lose out here tend to land next, and what happens to prices there tends to reach Damen within a year or two.

On value, West Town's index ran $573,457 as of February 2026, up 1.0%, while Wicker Park's ran $725,283 as of June 2026, up 7.5%. Ukrainian Village has historically sat between them, closer to Wicker Park on the good blocks and closer to the West Town average on the western edge toward Western Avenue.

What I would tell an investor is that this is the part of West Town where a two-flat purchase still has a reasonable chance of penciling, because the buildings were built as two-flats and never chopped up, and because the sellers are often estates rather than developers. The standing complaint is that inventory never comes up. Correct, and that is the whole thesis. It also means you need to be ready to move when something does list, which is a different skill from finding a deal.
