Skokie sits directly north of the city between Evanston and the Edens Expressway. It is one of the most ethnically diverse municipalities in the United States, and the commercial corridors along Dempster, Oakton and Touhy reflect that in a way that is genuinely unusual for a suburb.

The Yellow Line, the Skokie Swift, runs to Howard and connects to the Red and Purple Lines, and the Edens is minutes away. Old Orchard anchors the retail on the western side.

County records put the median two unit sale at $650,000 over the twelve months ending May 2026, across 15 arms length sales, with the middle half between $525,000 and $699,000. On three year medians the figure ran $447,000 for 2019 through 2021 and $575,000 for 2023 through 2025. But look at the recent shape: $492,000 in 2023, $525,000 in 2024, $575,000 in 2025.

I would want to know what is behind that before paying 2025 prices. A move that size on a sample of 67 to 100 sales can be real demand or it can be a shift in which buildings happened to sell. My instinct is that it is partly real, driven by buyers priced out of Evanston, but I would want to look at the specific comps rather than the median.

Skokie has 1,255 parcels classed as 2-to-6 units, which is real inventory but a fraction of Cicero's. Expect to wait for the right building.
