Palmer Square is the quietest part of Logan Square and the most expensive, and those two facts are related.

The square itself is a park with a running loop around it, ringed by some of the best-preserved greystones and brick two-flats in Chicago. It sits on the Palmer boulevard between Kedzie and Humboldt.

The boulevard designation is the reason the housing stock survived. Building restrictions along Chicago's boulevard system kept the density down and the setbacks deep, so a century later you get front yards and mature trees on blocks that would otherwise have been carved into six-flats.

What draws people is the same thing that draws them to the rest of Logan Square, plus quiet. The Blue Line stops at California and at Logan Square are both a walk away. The rebuilt traffic circle and the new La Placita plaza are close enough to use and far enough not to hear.

Palmer Square carries a premium over the Logan Square average and it has held that premium through every cycle I have watched. Boulevard blocks in Chicago behave differently from the blocks around them. They fall less and they recover first.

The fair criticism is that you are paying a lot for a park view. You are. The question is whether the premium is stable, and on Chicago boulevard blocks it has been.

So it depends what you are buying for. If you are buying to hold, that stability is the product. If you are buying to flip, the premium is already in the purchase price and there is more room four blocks away.
