Why people love it
Fuller Park is a narrow strip of brick two-flats and workers cottages squeezed between the Dan Ryan and the rail line, 2,200 residents, a 1912 Burnham fieldhouse in the park that names it, and some of the lowest buy-in prices within 15 minutes of the Loop.
What's drawing people
Bronzeville's momentum is crossing the expressway.
The value
Thirty-eight building sales in three years at a $202,500 median means a landlord can still buy two rent-ready units for the price of one condo downtown. At Zumper's $1,750 average rent, the gross numbers work in a way almost nowhere else this central does.
What people say about Fuller Park
Fuller Park is a narrow strip of brick two-flats and workers cottages squeezed between the Dan Ryan and the rail line, 2,200 residents, a 1912 Burnham fieldhouse in the park that names it, and some of the lowest buy-in prices within 15 minutes of the Loop.
Fuller Park is one of Chicago's smallest community areas, 0.71 square miles between Pershing and Garfield Boulevard, hemmed by the Dan Ryan on one side and freight tracks on the other. The expressway construction in the 1950s cut the neighborhood in two, and between 1969 and 2004 essentially no new housing was built. What survived is the original fabric: brick two-flats, frame cottages, and long-held family buildings on Princeton, Wells and Shields.
Two-to-six-flats are the market here, with 38 arms length building sales in the last three years. Condition ranges from gut rehabs closing over $400,000 to shells under $100,000, which is why the medians come with wide spreads. The 47th Street Red Line sits at the neighborhood's eastern edge and the Ryan puts the Loop 10 minutes away.
That pattern usually means the easy rehab spread is closing and the neighborhood is moving from speculator pricing to owner pricing.
It fits house hackers and small landlords who want real cash flow, and buyers who believe what the map says: Bronzeville east of the Ryan, Bridgeport and the Sox west, the Loop up the expressway. Eden Place Nature Center and the Burnham fieldhouse anchor the community side. I would rather own brick here than promises elsewhere.
