East Garfield Park

The neighborhood sits directly west of the United Center between roughly Hubbard and the Eisenhower. Garfield Park and its conservatory anchor the western end, and the conservatory is genuinely one of the largest in the United States, free to enter, and the strongest single amenity on the West Side.

The Green Line runs along Lake Street through the middle of it, which puts the Loop within a short ride. That access is why this neighborhood keeps appearing in conversations about where the next move happens.

County records put the median two unit sale at $329,000 over the twelve months ending May 2026, across 43 arms length sales, with the middle half between $200,000 and $475,000. On three year medians the figure ran $212,000 for 2019 through 2021 and $309,000 for 2023 through 2025. That is a 46% move off the 2019 to 2021 window, on 140 arms length sales in the last three years.

The buildings are greystones and brick three-flats, a lot of them large, and a meaningful number have been vacant for long stretches. That is the whole risk and the whole opportunity in one sentence.

My honest read: this is still an early-stage market by Chicago standards, but early-stage does not mean cheap anymore. At $326,000 you are paying real money for a building that may need real money spent on it. Go in with a rehab budget and a contractor, not with optimism.
