East Garfield Park

The neighborhood sits directly west of the United Center between roughly Hubbard and the Eisenhower. Garfield Park and its conservatory anchor the western end, and the conservatory is genuinely one of the largest in the United States, free to enter, and the strongest single amenity on the West Side.

The Green Line runs along Lake Street through the middle of it, which puts the Loop within a short ride. That access is why this neighborhood keeps appearing in conversations about where the next move happens.

County records put the median 2-to-4 unit sale at roughly $48,000 in 2013 and about $351,000 in 2025. That is around 630%, or 18% a year, on a sample of 160 or more sales per rolling window. Only Woodlawn has run steeper.

The buildings are greystones and brick three-flats, a lot of them large, and a meaningful number have been vacant for long stretches. That is the whole risk and the whole opportunity in one sentence.

My honest read: this is still an early-stage market by Chicago standards, but early-stage does not mean cheap anymore. At $351,000 you are paying real money for a building that may need real money spent on it. Go in with a rehab budget and a contractor, not with optimism.
