Should I Buy a Condo or a 2-Flat in Chicago?

Both are real ways to own your first home in Chicago. The difference is what your money does after you move in.

A condo is one unit in a bigger building. A 2-flat is a building with two apartments, one on top of the other. You own the whole building, live in one unit, and rent out the other. Most of the country calls this a duplex. Chicago is full of them, and they are the reason so many first homes here are also first investments.

Here is the honest case for a condo. It costs less to get in the door. Someone else shovels the snow and fixes the roof. You pay a monthly fee, called an assessment, for that. And the building's rules come with it. Some buildings limit or ban renting your unit out later, so ask before you buy.

Here is the case for a 2-flat. You live in one unit and a tenant pays you rent for the other. That rent goes at your mortgage every month. It works like a 401K employer match. Money goes against your biggest bill just because you own the building and live in it.

You also control the whole thing. Want a dog? Want to redo the kitchen? Your call. No association vote.

The trade is work. When the furnace goes out, you are the one who handles it. Being a landlord is a real job. A small one, but real.

The down payment is closer than most people think. If you live in the building, you can buy a 2-flat with a normal loan at 5% down. On a $600,000 building, that is $30,000. Condos can go low too. So the down payment is usually not the thing that decides this.

Pick the condo if you want the simplest possible home and you are fine with the fee and the rules.

Pick the 2-flat if you want your home to start paying you back. It asks more of you. In return, someone else helps pay your mortgage while you pay it down.
