Calumet City

The city sits at the far southeastern corner of Cook County against the Indiana state line, about twenty-five miles from the Loop. It was built around the steel industry and the housing reflects it: modest brick two-flats, bungalows and small apartment buildings put up for workers.

Metra Electric serves it and the Bishop Ford runs north into the city. The Indiana border matters practically, because tax and regulatory differences a mile away shape who buys and who rents here.

County records put the median two unit sale at $246,000 over the two years ending May 2026, across 26 arms length sales, with the middle half between $200,000 and $300,000. On three year medians the figure ran $128,000 for 2019 through 2021 and $230,000 for 2023 through 2025. Calumet City has 1,016 parcels classed as 2-to-6 units, seventh most outside Chicago.

What I like about this series is the consistency at the end: $211,000, $220,000, $250,000, $255,000, $280,000. Five years of steady increases, no pullback. That is not what the reputation of the south suburbs would predict.

The caution is distance and management. Twenty-five miles from the Loop means you are not dropping by, and remote ownership of small buildings goes wrong more often than people expect. If you buy here, have someone local you trust before you close.
