Both can be a great first home. The difference is what the building does for you after you move in.
A single-family home gives you the whole place. Every room is yours. You pay the whole mortgage yourself, and that is the deal.
A 2-flat is a Chicago classic. It is one brick building with two full apartments, one on top of the other. Most of the country calls it a duplex. You live in one unit and rent out the other. Your tenant's rent covers a big part of your mortgage every month. It works like a 401K employer match. You put in your share, and the rent adds more.
The down payments are closer than most people think. With a conventional loan, many buyers put 3% down on a single-family home and 5% down on a 2-flat, as long as they live in the building. On a $600,000 2-flat, 5% down is $30,000.
So which is right for you?
Pick the single-family home if you want every room and zero tenants. That is a fine choice, and we help plenty of buyers make it.
Pick the 2-flat if the monthly payment is the thing that scares you. The rent fights that fear with math. A lot of our buyers are 25 to 35, buying their first place, and nervous. The 2-flat is the tool many of them pick.
The trade-off is the job. A 2-flat makes you a landlord. You will pick a tenant, collect rent, and fix things when they break. It is a real job, a small one, and first-time owners learn it all the time.
One more thing about 2-flats. Chicago built them by the thousands about a hundred years ago, when land, labor, and materials cost far less. Almost nobody builds a new 2-flat today. The supply is fixed. You would own something the city cannot make more of.
