Oak Park

Frank Lloyd Wright lived and worked here, and the town has the largest concentration of his buildings anywhere in the world, along with a serious collection of Prairie School and Victorian housing. The historic districts are strict and the preservation culture is real.

Transit is unusually good: the Green Line terminates in Oak Park, the Blue Line runs along the Eisenhower on the southern edge, and Metra's Union Pacific West line stops here. Three rail options to downtown from one small suburb.

County records put the median 2-to-4 unit sale at roughly $303,000 in 2013 and about $600,000 in 2025, up around 98%, or 5.9% a year on 90 or more sales per window. That is the slowest growth of the thirteen suburbs I measured, and it is what a mature, already-expensive market looks like.

Rents are the highest in this batch by a distance: two-bedrooms about $2,472 and three-bedrooms about $3,000. Two-bedrooms are down 6% over the year while three-bedrooms are up 8%, which suggests family demand holding better than couples-and-singles demand.

The trade Oak Park offers is stability, schools, architecture and transit, at a price that reflects all of it. Austin is directly across Austin Boulevard at a fraction of the cost, and the difference between those two markets across one street is the starkest price line in Chicagoland. Whether that gap ever narrows is one of the more interesting questions on the West Side.
