North Lawndale has some of the best greystone blocks in Chicago and one of the steepest price runs of the last decade. Both of those facts are underappreciated.

The neighborhood runs roughly from the Eisenhower down to the rail yards between Western and Cicero Avenue. Douglas Park anchors the eastern edge, and K-Town, the numbered streets beginning with K, holds a remarkable concentration of intact greystones, several blocks of which are landmarked.

That building stock is the reason to be here. Chicago greystone is a specific thing, and there is more of it standing in good condition in North Lawndale than anyone outside the West Side expects.

County records put the median 2-to-4 unit sale at roughly $47,000 in 2013 and about $336,000 in 2025, up around 615%, or nearly 18% a year. On a sample of 349 sales or more per rolling window, that is a real market movement rather than a small-sample artifact.

What that means practically: the deep-discount era here is over. A building that cost $47,000 in 2013 costs $336,000 now, and the people who did that work made the money. What remains is a neighborhood with strong stock, a low basis relative to the rest of the city, and rents that have moved up with the West Side generally.

The thing I would insist on: condition. A lot of these buildings sat vacant for years and the difference between a sound greystone and one that needs a new roof, systems and tuckpointing is six figures. Nobody should buy in North Lawndale off a listing photo, and I would want to walk it with you.
