Mount Greenwood is the most predictable housing market in Chicago, and that is not a backhanded compliment.
The neighborhood sits at the far southwestern corner of the city against the Evergreen Park and Merrionette Park borders. It has the highest concentration of city employees anywhere in Chicago, because police officers, firefighters and teachers are required to live within the city limits and this is the part of the city that feels most like the suburbs they would otherwise choose.
The housing reflects that: brick ranches, Georgians and Cape Cods from the 1950s and 60s, with driveways, garages and yards, on quiet streets.
This is a house market almost exclusively. About two small multi-unit buildings sell here in a year, which is not a market, so this page charts houses. The median ran about $182,000 in 2013 and about $325,000 in 2025, up roughly 79%, or 5% a year.
Look at the series and you will see something no other neighborhood in this batch has: it went up every single year. Through 2020, through 2023, through last year. On a sample of 413 or more per window. If you want to know what a stable housing market looks like in data, this is it.
For an investor there is nothing here, and I would say so plainly. For a buyer who wants a house that will not surprise them in either direction, Mount Greenwood is about as safe as Chicago gets.
