The rent your building can earn is not set by a chart or a city average. It is set by what renters are paying right now, on your block, for a place like yours. That number is public. You can find it in an afternoon.
A quick word for out-of-town readers: a 2-flat is a Chicago building with two apartments, one stacked on the other. Most of the country calls it a duplex.
Open Domu or Zillow and search rentals within a few blocks of your building. Match your unit: same bedrooms, same bathrooms, similar shape. Five or six real matches will tell you more than any citywide number, because Chicago rents change block by block.
Renters pay for what they can see. An updated kitchen, a second bathroom, laundry in the unit, central air. If your unit has these and your matches do not, you can ask more. Light matters too. A sunny top floor earns more than the same layout below it, and a garden unit, the apartment that sits partly below sidewalk level, rents for less than the units above it.
A listing that disappears in a week was priced right. One that sits for a month is asking too much. When you list your own unit, the calls in the first few days tell you the same thing. Lots of calls means the price is working.
