What people say about West Woodlawn
West Woodlawn is the part of the neighborhood the Obama Center money has not reached in the same way. That is the entire case, and it is a real one.
Roughly the blocks west of Cottage Grove toward Washington Park. Same era of construction as the eastern half, same greystones and brick two-flats, and in places better preserved because there was less teardown pressure.
The Green Line runs along the western edge with stops at Garfield and King Drive, which is a genuine commuting asset that the eastern half does not have in the same way.
On price, the Woodlawn community-area median for 2-to-4 unit buildings was about $400,000 in 2025. West Woodlawn sits below that figure, because the eastern blocks nearest Jackson Park and the Obama Center pull the average up hard.
The rent side is the same across the community area: two-bedrooms around $1,686, up 15% over the year, three-bedrooms around $2,150. Those rents against a lower purchase price is the whole arithmetic of buying here rather than four blocks east.
The caution I would give: this is a neighborhood where blocks vary more than almost anywhere I work, and vacancy and condition vary with them. A median tells you very little. I would rather walk a specific block with you than send you an area average.
