What people say about West Humboldt Park
West Humboldt Park is the half of the neighborhood the trail never reached. That is the whole thesis, and it is also the whole risk.
Roughly everything west of the park itself, out toward Cicero Avenue. The housing is largely the same brick two-flat and three-flat stock that made the eastern half attractive, much of it intact and never converted to condos.
What is different is the basis. Prices near the 606 moved first and moved hardest, and the further west you go the less of that has happened. The community-area median for two-to-four unit buildings was about $390,000 in 2025, and the western blocks sit meaningfully below that figure.
The rent side is what makes this interesting rather than merely cheap. Two-bedrooms across Humboldt Park run about $1,700, up 7% over the year, and three-bedrooms about $2,400, up 14%. Those are strong increases against a purchase price that has not moved proportionally, and that gap is where cash flow lives.
Now the honest part. Block-to-block variation here is wider than anywhere else in this batch. Two buildings four streets apart can be genuinely different investments, and a neighborhood-level median tells you very little about the specific building in front of you. Anyone who quotes you an area average and calls it analysis is not doing the work.
This is a place to buy with your eyes open and your own numbers. I would rather walk the block with you than send you a spreadsheet.
