South Shore has the best housing stock per dollar of anywhere I work. It also has the clearest signs of a market that has stopped moving, and both things are true at once.

The neighborhood runs along the lake from about 67th to 79th, with the South Shore Cultural Center and its golf course and beach at the northern end. The housing is remarkable for the price: big vintage courtyard buildings, greystones, and the Jackson Park Highlands district with some of the largest houses on the South Side.

The Metra Electric runs through it with a fast trip downtown, and the lakefront is genuinely at the doorstep rather than a bike ride away.

The county numbers tell a story in two halves. The median 2-to-4 unit sale went from roughly $65,000 in 2013 to about $295,000 in 2025, around 354%. But look at the last three years: $289,500, then $295,000, then $295,000. Flat.

Rents say the same thing. Two-bedrooms at $1,350 are up 1% over the year, three-bedrooms at $1,750 are down 1%, and the overall median is down 2%. When both prices and rents stop at the same time, that is a market taking a breath rather than a data artifact.

I want to be straight about what that means. It does not make South Shore a bad buy. A $295,000 building renting two units at $1,350 still produces a better yield than almost anything north of the river. But if your plan depends on the appreciation of the last decade continuing at that pace, the last three years are evidence against you.

What I would look at here: the Jackson Park Highlands and the blocks nearest the Cultural Center behave differently from the rest of the neighborhood, and the Obama Center's effect on Woodlawn to the northwest has not obviously reached here yet. That may be an opportunity or it may be a warning, and I would rather look at specific blocks with you than guess.
