What people say about Sheffield Neighbors
Sheffield Neighbors is the oldest-feeling part of Lincoln Park, and one of the few places in the city where you can still buy a worker cottage on its original lot.
The district runs roughly Armitage to Fullerton between Halsted and Racine, overlapping the DePaul campus at its southern end. It was one of Chicago's earliest landmark districts, and the protection came early enough that the frame cottages, Italianates and greystones survived the teardown waves that reshaped blocks a few streets over.
The Armitage stop on the Brown and Purple Lines sits at the western edge, with the Armitage and Halsted retail strip running off it. That corridor is a genuine amenity rather than a nuisance, which is not true of every el-adjacent retail street in the city.
Buyers here are usually people who want an old building and are willing to accept what an old building costs to keep. Landmark status means exterior changes go through review, and that is a real constraint on a renovation budget and timeline. Know that going in.
On the numbers, Lincoln Park as a whole ran a $804,000 median sale price as of May 2026 with a value index of $690,301, up 8.3%. Two-to-four unit buildings across the community area ran a median near $1,370,000 in 2025.
For an investor the calculus is the same as the rest of Lincoln Park: strong rents at $3,500 and $4,775, but not strong enough to carry a building priced above a million. This is an area to buy for the building itself, not for the yield.
