Park West

The area runs roughly from Diversey down to Fullerton between the park and the Brown Line, and much of it sits inside a designated landmark district. That designation is why the blocks look the way they do: deep setbacks, mature trees, and rowhouses and greystones that were never carved up or torn down.

It also means very little new construction. For a buyer that is frustrating. For an owner it is the entire investment case, because supply cannot respond to demand here the way it can six blocks west.

What comes to market is mostly single-family and condo. Whole two-flats and three-flats trade rarely, and when they do they go quickly. Lincoln Park overall saw homes go under contract in a median of six days as of June 2026, with two thirds selling above asking, and Park West sits at the tight end of that.

County records put the two-to-four unit median across Lincoln Park near $1,370,000 in 2025. Park West trades at or above that, and I would budget accordingly rather than hoping for the neighborhood average.

The honest assessment: this is a hold, not a play. Appreciation across Lincoln Park two-flats has run about 3.5% a year since 2013, and rents of $3,500 for a two-bedroom will not carry a building at these prices. What you get instead is an asset that does not fall much and does not sit empty. If that is what you want, this is one of the best versions of it in the city.
