What people say about North Kenwood

North Kenwood is where Kenwood stops being a mansion district. It is also the part that borders a real building market, which is why I pay attention to it.

Roughly the blocks between 43rd and 47th, running from the lake west toward Cottage Grove. Mid-century clearance left a lot of vacant land here, and most of the last two decades of building in Kenwood has happened on it.

The result is a mix you do not see in South Kenwood: new single-family and townhome construction next to surviving vintage buildings next to lots that are still empty.

Kenwood houses ran a median near $775,000 in 2025, up about 62% since 2013. Small multi-unit buildings barely trade anywhere in Kenwood, about six a year across the whole community area, which is why this page charts houses.

The more interesting number for an investor is next door. Bronzeville, which starts a few blocks north, had a 2-to-4 unit median near $620,000 in 2025, up roughly 370% since 2013. The northern blocks of North Kenwood sit close enough to that market to be worth watching.

This is the part of Kenwood I would actually shop. Prices are below the mansion blocks, the stock is more varied, and the direction of travel from Bronzeville is favorable.
