Noble Square sits on the eastern side of West Town, roughly Division to Chicago between Ashland and the Kennedy. It has no brand, and for the right buyer that is the point.

The building stock is mixed in a way the rest of West Town is not: old two-flats and cottages next to 1960s and 70s infill next to new construction, sometimes on the same block. That mix is why the comps here are harder to read than in Ukrainian Village, and why there is more room for a buyer who knows what they are looking at.

Access is what brings people. Noble Square is where buyers land when the commute is the deciding factor and they still want a building rather than a tower. Eckhart Park is here, with its pool and fieldhouse, which matters more to families than the listing photos suggest.

Vision II at 1628 W Division, permitted in April 2026 for 121 units, is a few blocks west on the same street.

For price context, West Town overall showed a $699,000 median sale price in February 2026 with 58 days on market, and a value index of $573,457 up 1.0%. Noble Square generally trades below Wicker Park and around the West Town average, with unusually wide block-to-block variation because of the mixed stock.

The criticism is that Noble Square has no identity. Fair, and it is priced accordingly. Neighborhoods with a strong brand carry a brand premium and Noble Square does not have one. You are buying the location without paying for the name. For somebody buying a rental building that is close to ideal, because tenants shop by commute and price, not by neighborhood brand.
