The Highlands is a landmark district inside South Shore that has never behaved like the neighborhood around it, and you should not price it as though it does.
Roughly the blocks between 67th and 71st, Cregier to Jeffery. The district was laid out with unusually large lots and no alleys, and it filled with substantial architect-designed houses in the early twentieth century, several by notable Chicago architects. It is a designated Chicago landmark district.
What you get is house and land at a price that does not compute if you are used to the North Side. What you accept is a market with very few sales, so comps are thin and pricing takes judgment.
The surrounding South Shore numbers give context rather than an answer: the community-area median for 2-to-4 unit buildings was about $295,000 in 2025, up roughly 354% since 2013 but flat for the last three years. The Highlands trades well above that and on a different logic, because it is single-family stock in a landmark district rather than small multifamily.
Rents across South Shore are soft: two-bedrooms at $1,350 up 1%, the overall median down 2% over the year. That matters less here, where buyers are usually owner-occupants rather than investors.
My read: this is one of the genuinely underpriced housing stocks in Chicago relative to what it is. The reasons it stays that way are about the surrounding market rather than the district itself, and whether that changes is a real question I would rather discuss honestly than sell you on.
