What people say about Greektown

Greektown is the shortest walk to the Loop of anywhere on the West Side, and that single fact sets its prices more than anything happening inside the neighborhood.

The district runs along Halsted between roughly Van Buren and Madison, with the Kennedy on its eastern edge and the Loop directly across the river. The restaurant strip has been here for generations, which gives it a stability that newer corridors have not earned yet.

Residentially it is a mix: some older two-flats and three-flats on the side streets, a lot of newer mid-rise condo and apartment construction, and university housing pressure from UIC to the south.

The practical draw is that you can live here without a car and without a commute. That has always been the argument and it holds.

On price, Greektown trades with the Near West Side, where the two-to-four unit median ran about $681,000 in 2025, up roughly 86% since 2013 but flat for the last four years.

The rent picture is the thing to watch. Two-bedrooms across the Near West Side sit at $3,950, unchanged over the year, and three-bedrooms at $5,300, up 2%. If you are underwriting a purchase here, use those numbers rather than the trend line from 2019, because the trend line stopped.
