What people say about Grand Boulevard

Grand Boulevard is the southern half of Bronzeville, and on the numbers it is the stronger half. It is also where the boulevard housing stock is at its best.

The community area runs roughly 39th to 51st between the Dan Ryan and Cottage Grove, with Martin Luther King Jr. Drive running down the middle as one of the widest and best-preserved boulevards in Chicago.

The housing is greystones, brick three-flats and courtyard buildings, much of it built in a twenty-year window and much of it still intact. On the strongest boulevard blocks it is as good as anything on the North Side, at prices that would not be believed there.

County records put the median 2-to-4 unit sale here at roughly $133,000 in 2013 and about $637,000 in 2025, around 379%, or close to 14% a year. That edges out Bronzeville as a whole, which includes Douglas to the north.

Transit is genuinely good. The Green Line runs along the western edge, Metra Electric along the east, and the Loop is a shorter trip than from a lot of North Side neighborhoods that charge double.

The $126 million Hip Hop Heritage Museum campus proposed at 4417 S. State Street sits inside this community area. As of March 2026 the developers reported $89 million in private funding secured. Treat it as a direction rather than a done deal.

For a buyer, the honest framing is the same as Bronzeville generally: the easy money is behind you, the housing stock is real, and the difference between blocks is larger than the difference between years.
