Elgin has climbed faster than any town in the corridor, and it is still cheaper than most of the places people fight over. A river through the middle, a downtown with two train stations, and streets of hundred year old houses most buyers drive past without ever pricing.

The three year median sale price in Elgin is $321,000, from 4,438 sales in the 2023 to 2025 window. Do not stop at the middle number. Elgin runs from Victorian houses on tight old lots near the Fox River out to subdivisions along the Randall Road corridor built in the last thirty years, and the spread between those two worlds is most of the story. Same city, very different buildings and very different prices. The work is picking a block and learning it.

My Chicago pages start in 2013. This one starts in 2018, and I would rather just tell you why. Illinois only began collecting these sale records electronically outside Cook County around then. That is simply where the record begins. Nothing is missing and nothing is hidden. The Kane County records begin in January 2018.

One more thing about what the number covers. Outside Cook County the state does not publish a code that tells a single family house apart from a condo or a duplex. A duplex is what we call a two-flat in Chicago, one building holding two separate homes. So this figure is all of them mixed together. If you are shopping for a house, plan to look above that line. If you are shopping for a townhome or a condo, you will find plenty below it. Same data, different starting point. That is the building most of my readers are hunting, and in Elgin it sits inside this same median with everything else.

The oldest part of Elgin sits right by the river near downtown. The Elgin Historic District was added to the National Register in 1983 and holds 697 buildings, 429 of them contributing, in Queen Anne, Italianate and Richardsonian Romanesque styles, plus Sears catalog kit houses and an unusual number of cobblestone houses. Push west and the houses get newer and the lots get wider. Two things confuse people constantly here, so let me clear them up. South Elgin is a different municipality with its own village government, not a neighborhood of Elgin. And Elgin itself sits in two counties, mostly Kane and partly Cook, which changes who assesses your property. Ask which county your parcel is in. It is one question and it saves a lot of confusion later.

Downtown Elgin has a Metra station on W. Chicago Street on the Milwaukee District West line, Zone 4, with a staffed waiting room and twelve Pace bus routes touching it. A second station at 2025 Big Timber Road on the same line has 722 parking spaces. The jobs are anchored by institutions rather than one factory: School District U-46 is the biggest employer in town, with J.P. Morgan Chase, Advocate Sherman Hospital, Elgin Community College, John B. Sanfilippo, Saint Joseph Elgin, Motorola Solutions and the Grand Victoria Casino behind it. Elgin Community College's district covers about 360 square miles, and if you live in Elgin you are inside it, which means district tuition rates for anyone in your household.

The honest part, once, in the middle. Property taxes in Kane County are high, and Elgin's are on the higher side because School District U-46 alone carries a rate of 5.11%. Add the county, the forest preserve, the township, the city, the library, the water reclamation district and the community college, and the published district rates for a typical Elgin home in Elgin Township come to about 7.0% of assessed value for tax year 2024. Kane County's own homeowner guide says rates around the county generally run 6% to 9%, with a median near 7.5%. Assessed value in Illinois is about a third of market value, so a $321,000 house is assessed near $107,000 before exemptions. Pull the parcel's actual districts from the Kane County Clerk's rate listing and add them up. It takes ten minutes and it is the most useful ten minutes in the whole search.

Rent data for Elgin is thin, so here is the honest version. The two big listing sites disagree, and they even disagree on direction, one showing rents slightly down and the other showing them up about 3% over the year. Both are built mostly from apartment complexes, not from the small old buildings you would actually buy. HUD's Fair Market Rent for the Chicago area is the steadier benchmark at $1,781 for a two bedroom and $2,294 for a three bedroom. Use that as your floor check and then pull live listings on the actual block. Elgin also requires rental owners to hold a city rental license, with an inspection tied to issuing it. Register early, pass the inspection, and it is a paperwork item, not a problem.

Now the good part. Elgin gives you two open doors most towns do not have together. If you buy in the historic district and do a real rehab on a building you live in, Illinois freezes your assessed value for eight years and then steps it back up over four more, and that program explicitly covers residential buildings of up to six units when the owner lives in one. Your rehab spending has to hit at least 25% of the pre-rehab value, which at this price point is reachable on an old house that needs work. And Kane County runs a first time homebuyer program offering up to $10,000 as a 0% deferred loan toward down payment and closing costs. An old two-flat by the river, a state assessment freeze while you fix it, and county help with the down payment. That is a real path, and it is open right now.
