Downers Grove has three Metra stations. Not one. Three, spread across the town, all on the line straight into Union Station. That single fact shapes everything else here, because it means a lot more blocks are walk-to-train blocks than you would guess from the map.
The three stations are Belmont Road, Main Street and Fairview Avenue, all roughly 20 miles west of the Loop. Main Street is the busy one and the downtown grew up around it: shops, restaurants, a farmers market, and the Tivoli Theatre, a 1928 movie house with a Wurlitzer organ. The village runs a commuter shuttle with four routes to feed the stations, so even blocks that are not walking distance have a way in.
There is also a lot of work here. Dover Corporation and Univar Solutions are Fortune 500 companies with headquarters in town. Advocate Good Samaritan is a 333 bed hospital with about 2,600 employees. Midwestern University's campus is on the south end. Interstate 88 and Interstate 355 both cut through. It is a suburb that is also an employment center, and that combination is not common.
Do not shop this town off one number. A postwar ranch near I-355 and a walkable house four blocks off Main Street are two completely different purchases. Distance to a station moves the price, and which of the three stations moves it too. Now the middle of the market. The typical home in Downers Grove sold for about $430,000 in 2025. That is a three year rolling median, so it uses three years of sales together and no single hot month can swing it. There were 2,389 sales in the 2023 to 2025 window. In 2018 that same middle number was $315,000.
Here is the part worth sitting with. Downers Grove is up 37% since 2018. Naperville is up 60%. Aurora is up 68%. Plainfield is up 65%. Downers Grove and Wheaton grew at about half the pace of the rest of that western corridor. That is not a mark against the town. It is a fact about starting points. Downers Grove was already a $315,000 town in 2018 while places farther west were cheaper and had more room to climb. If you are buying now, you are not stepping onto the back end of a fast run. You are buying into a price held up by things that do not move: three train stations, a downtown, a hospital, two corporate headquarters, a university campus.
Where these numbers come from, said plainly. Every Illinois seller files a transfer declaration with the state when a deed changes hands, and those filings are public. I kept only ordinary sales over $10,000 on a single parcel and stripped out foreclosures, bank owned sales, sales between relatives and court ordered sales. Two honest things about that record. It starts in 2018, not 2013 like my Chicago pages, because Illinois only started collecting these filings electronically outside Cook County around that time. And it covers all homes: houses, condos, townhomes and duplexes counted together, because outside Cook County the state does not publish a code that tells them apart.
The two numbers that come up first in every call. Taxes. For the 2024 tax year, billed in 2025, tax code 8014 in Downers Grove carried a total rate of 5.7191, down from 5.9561 the year before. That is per $100 of equalized assessed value, and in Illinois the assessed value runs about one third of what the home is worth. So the rate looks bigger than the bill really is. Illinois also gives owner occupants a general homestead exemption, which in DuPage knocks $8,000 off the assessed value before the rate applies. Best move on any specific house: ask for last year's actual tax bill.
Rents. I am going to be straight about this one. Listing sites put Downers Grove around $1,977 for a two bedroom and $2,872 for a three bedroom in late August 2026. But those same sites show three bedrooms down 17% from a year ago, and a town this size does not drop 17% in a year. Most rentals here are houses and small buildings that never appear on an apartment portal, so the sample is thin and jumpy. Use it as a rough read, then cross-check against HUD's Fair Market Rent for DuPage County, $1,761 for a two bedroom and $2,262 for a three bedroom in fiscal 2025, which is a floor rather than a target. Then pick your station. Belmont and Fairview are quieter and often cheaper for the same house than the Main Street blocks.
