Bolingbrook was drawn on paper before it was a town. There is no 1800s main street here. What there is instead is twenty-five square miles of neighborhoods built in clear waves, and the wave is the market.
Bolingbrook is Plainfield's neighbor and it is a different animal. Plainfield grew outward from an old farm town center. Bolingbrook was planned from scratch in the 1950s and incorporated in 1965, on what used to be farm ground. The 2020 census counted 73,922 people and the July 2025 estimate is 74,803, which makes it the second largest town in Will County. Part of the village sits in DuPage County too, which matters more than it sounds like it should.
Because Bolingbrook went up in waves, the waves are the market. A 1970s ranch on the older side of town and a 2000s two story near the Promenade are two different price worlds inside one village. So use the town number as a starting line and then go find your wave. The typical home sale was $350,000 in 2025, up from $326,000 in 2024. The same measure reads $300,000 in 2023, $277,000 in 2022, $250,000 in 2021, $230,000 in 2020, $220,000 in 2019 and $215,000 in 2018. There were 2,569 sales in the 2023 through 2025 window.
Where those numbers come from, plainly. Illinois requires a sale form at every closing and publishes them. I kept only ordinary sales between strangers, dropping foreclosures, bank-owned sales, sales between relatives, court-ordered sales and anything under $10,000. Then I took the middle sale price over a rolling three year window so a single odd month cannot move the line.
Two things about this series, said straight. First, it starts in 2018, not 2013 like my Chicago pages. Illinois only began collecting these records electronically outside Cook County around then, and Will County's records begin in January 2018. That is where the record begins, and it is a good record. Second, this number covers all homes together: houses, condos, townhomes and two-unit buildings, which most of the country calls duplexes and Chicago calls two-flats. Outside Cook County the state does not publish a class separating them. So read this as the typical home sale price in Bolingbrook, because that is what it is.
For rents, Bolingbrook's trackers disagree more than Plainfield's do, so I am giving you the spread rather than a single number. A two bedroom reads anywhere from about $2,000 to about $2,420 a month, with three of four sources landing near $2,200. A three bedroom reads about $2,510 to $2,700. Here is the honest part, once: that two bedroom spread is wide enough that you cannot underwrite a deal on it alone. The way around it is the same thing I do myself. Pull five live listings within a mile of the address, same bedroom count, same era of construction, and use those. Ten minutes of work beats any tracker.
On property taxes, Bolingbrook has an extra wrinkle. The village spans two counties, so which county clerk sets your rate depends on your address. In Illinois your assessed value is one third of market value, you subtract exemptions, then multiply by a rate set for your specific tax code. I could not read either county's current rate table from a source I trust, so I am printing no rate rather than a guess. Look up your own tax code, and ask the listing agent for the last full tax bill. It is a public document and it takes one minute to get.
Now the two county thing, because it is the most useful fact on this page. School district depends entirely on your address. Most of town is Valley View District 365U, which runs 20 schools across Bolingbrook and Romeoville. But parts of the village fall into Indian Prairie 204, Plainfield 202, Naperville 203, Woodridge 68 and High School District 99. Confirm the district for the exact parcel, not the town. On transit, the closest Metra station is Romeoville on the Heritage Corridor, and that line runs only three trains each way on weekdays with no weekend service, so most people here drive. I-55 and I-355 both run through town, and the Route 59 station in Aurora has 4,424 parking spaces if you want a real schedule. A town with two expressways, a growing job base and prices below its neighbor is worth a Saturday of your time.
